The Washington Housing Finance Commission and other Financial Institutions are offering special programs that allow buyers to get into a home with:

  • $0 Down Financing
  • Up to $10,000 for your Down Payment
  • 20% Off your Next Home Purchase
  • $8,000 for Energy Efficiency Upgrades

Take advantage of the best buying opportunity since the Great Depression. Almost half of the people who bought homes this year qualify. Unfortunately, only a tiny fraction of them actually took advantage of these programs due to the lack of knowledge. How do I get started?

1. Contact Us Right Away: We will make sure you meet the minimum guidelines. Then, we will match you with the programs that get you the maximum benefit and/or the most money toward your down payment.

2. Attend a Free Homebuyer Education Class (Required). This class is sponsored by the Washington Housing and Finance Commission. It will provide you with the steps to buying your first home and how to these benefits can be applied. You will receive a certificate upon completion of the class, valid for two years. This will be a requirement of your loan process.

3. Contact a Commission-trained loan officer to see what you will qualify for. They can find the right loan type that will work with our programs. They also know the income and acquisition cost limits we require.

4. Look For the Perfect Home! Once you know how much you qualify for, it is time to look for a home. Your lender and real estate professional will work with you to locate and finance a home of your own.

Program funds are limited and distributed on a first-come first-serve basis. The free Commission-sponsored Homebuyer Education class is a state requirement for eligibility. LOCAL SUCCESS STORIES:

·         Mrs. Kodavati purchased an un-financeable investment property with a 100% financing and put $0 down! She also received additional money for rehab of the property and 90days later, she refinanced into a 30 year fixed loan. Her total out of pocket investment was less than $10,000. The property cash flows at $1,500.00 a month and just appraised with 80k in equity!

·         John Galant bought a home with no credit history of any kind and received a conventional loan with MCC 20% tax credit. He paid $164,000.00 received a credit for his closing costs and had it appraise for 195,000.00.

·         Toni Miller purchased a home in Federal Way and received $30,000 in down payment assistance! To top it off, Toni also had the seller pay his closing costs and repair more than $8,000 worth inspection items.
